Two Roswell GA remodeling contractors combine forces to create industry leader

Weidmann Remodeling-Renovation and Ranney Blair Remodeling announced their consolidation, strengthening their position as leaders in the remodeling industry. The new firm will operate under the name Ranney Blair Weidmann Remodeling. Both firms are award-winning, nationally accredited design-build companies that provide architectural and interior design services, along with construction and full project management.

Dan Weidmann will lead the Initial Consultation & Concept Development team, Peter Ranney will head up the Design department and Scott Blair will direct the Construction division. The headquarters for Ranney Blair Weidmann Remodeling will be at 42 Oak Street, Suite A, in Roswell.

The owner of this Lake Oconee home wanted to revitalize a dated fishing cabin into a fresh and functional lake home, that was personalized to the new owners' tastes, and with a "come and stay" feel for family and friends.

The results were maximized flow and function, contemporized and personalized design, use of natural elements and a family & guest friendly design.

"We found the process to be seamless, well organized, and extremely professional. The transformation of our home into a space that perfectly fits our family is absolutely breathtaking. We could not be more proud of how well it turned out!" said homeowners Chad & Cathy.

Privacy and personal space for guests is important too. The two guest bedrooms were sharing a Jack & Jill bathroom, which had a lot of wasted space and little privacy. The Weidmann team reimagined the layout and divided it into two separate bathrooms with custom details - a simple but much appreciated factor for visitors and guests.

Old is new again!

This award winning project involved converting a worn, master suite into a haven for the homeowners to enjoy for years to come. The last area of their home to be remodeled, their starting point was a plan that an architect had prepared a number of years earlier. By retaining the general configuration of the suite, the architects failed to realize the full potential of the space.

With the homeowners' permission, the Weidmann team started fresh. After clarifying the project objectives in detail, alternative concepts were developed to facilitate a discussion aimed at producing the best results for the clients and their home. Focusing on design solutions to meet both their short term goals, as well as accommodate the changes that naturally come with time, the bathroom and closet areas changed locations, accessibility features were incorporated into the layout, additional closet space was created, and the office area became a cohesive part of the suite. Finishes and furnishings completed the picture and the clients got a space they love.

This client challenged us to rethink and recreate a tired and inefficient kitchen into a hard-working head turner built for the 21st century. The results are a space re-orientation, innovative upgrades and an aesthetic makeover that produce an extremely functional high impact kitchen.

Intelligent Design

This project has a stealthy integration of smart features that assure a next-level experience in this kitchen 2.0. With the assistance of Alexa, the homeowners can use verbal commands to adjust their lighting, pour a cup of water at the kitchen sink, consolidate the kitchen and pantry by raising the motor-driven tile backsplash, or obtain privacy from their neighbors by converting the glass in the doors leading to the screen porch from clear to obscure.

A Fresh Look

By straightening the walls, re-orienting the island, relocating the powder room and consolidating adjoining spaces, the owners now enjoy a massive pantry and multi-functioning kitchen from which to eat, work & entertain.

Weidmann Recently Completed A Beautiful Basement Remodel

Here at Weidmann & Associates more than 85% of our business comes from repeat and referral clients. In fact, this basement remodel was our second project with this client in Norcross. They love to entertain and really wanted the basement to focus around billiard and dart competitions. Prior to the remodel, the space was awkward, because of the dropped ceiling tiles and the beam in the middle of the room. It also had never been properly sealed from the exterior, so humidity control was an issue. The remodel addressed these issues. Check out the video to see more pictures of the finished basement.

Stunning Addition Wins Regional NARI Award

Weidmann was thrilled to be recognized for this award winning project, especially in the highly competitive National Association of the Remodeling Industry's Southeast Region, which stretches from the Washington, D.C. area through South Florida.

"Of course, while the recognition was nice, the best part of the project was helping our clients achieve their goals. The family came to us because of a failing deck they rarely used and a living space that was wholly inadequate for entertaining. The final design resulted in a great space for hosting events that can flow both from inside to outside and the main level to the pool level," said Dan Weidmann.

While the failing deck and limited living space may have been the motivation for change, the renovation gave the homeowners the opportunity to explore ideas for other ways to improve the home's flow and functionality, while adding a more contemporary style.

Weidmann opened up the main floor so that everything flows from the foyer to the beautiful outdoor living space. Cased openings were removed or expanded to create a natural transition from one area to the next. The patio below the new addition, with a higher ceiling and dark columns, produced a more open view to the pool.

Remodeling At Reynolds- The New Kitchen

As the kitchen’s role as the hub of the home continues to be the key impetus for kitchen remodeling projects, kitchen design has evolved to meet this need. No longer a prep space for meals that are served in the formal dining room, the kitchen has become a gathering space for family and friends. In an older kitchen, this frequently results in congestion and challenging working conditions – with guests or family members often standing in or walking through the work triangle, which consists of the sink, cooktop and refrigerator space.

As the number of family members and guests present in the home increases, people will eventually be forced out of the kitchen and into other areas of the residence. If the kitchen is isolated from the rest of the home, these guests will be disconnected from the “action” and no longer able to easily interact with the cook. These issues create the demand for new kitchens that can comfortably accommodate more people, while keeping the work space clear.

A reconfiguration of the work triangle can usually minimize bystander interference with the cooking function. However, creating space to allow more people to gather in the kitchen is a bit more challenging within the confines of an existing home. While an addition might address this problem, it is generally a more expensive solution. Alternatively, the objective of creating a more spacious kitchen can frequently be achieved by simply opening up between the kitchen and adjoining spaces to provide better visual connection between the kitchen and adjacent interior and exterior spaces.

By reducing or eliminating the physical barriers that separate the kitchen from the rest of the home, family and friends will be more likely to gather outside the kitchen and still feel like they are connected with the activity in the kitchen. Not only does this reduce congestion and improve the working conditions in the kitchen, it results in a better use of the home. The downside to this approach to expanding a kitchen is that it requires the removal of walls and creating new or larger openings. With less wall space, there is less room for cabinetry.

New kitchen designs address the reduction of wall space with creative solutions to the storage issue. A common approach is to place the refrigerator, sink and cooktop in the core of the kitchen, but ovens, microwaves, warming drawers, less frequently used small appliances, and the bulk of the storage being located away from the primary work space. This could be in an area adjacent to the work triangle or in another room completely. (Infrequently used formal dining rooms often provide a great space for the secondary functions of the kitchen.) It just requires a little imagination.

In addition to creating storage opportunities outside the main kitchen space, there are a lot of storage options available to better utilize base cabinets to make up for the loss of wall space. These include microwave drawers to replace the traditional countertop or wall mount variety, spice drawers, roll out shelves for easy access to small items, double utensil drawers, pot and pan pull outs, and plate drawers. Many of these options can be retrofitted into existing cabinets, if a full kitchen remodel is not needed.

With multiple options available to create a more functional kitchen for family and friends, developing the best solution for your particular home depends on a variety of factors. Key questions to consider are (i) what challenges are associated with the current configuration in day-to-day living, (ii) what issues arise when you entertain, (iii) how often do you entertain and how large are the gatherings, (iv) where do family and friends enter the home and where do things get dropped, (v) does your entertaining focus on food and drinks, or is it more about football, and (vi) is cooking part of the entertainment? In answering these questions, identify the features of your home that work well and those that do not. Design options can then be explored that retain the positive attributes of the dwelling, while addressing its deficiencies. Where compromises must be made, focus on the changes that will have the biggest impact on the enjoyment of your home.

Ultimately, a kitchen that provides both great functionality in the workspace, while operating seamlessly as the hub of activity, will serve you well for years to come.

This beautiful interior design project won "Best Residential Interior $150k And Over" at the recent 2018 Contractor of the Year Awards presented by the Atlanta Chapter of the National Association of the Remodeling Industry. Weidmann & Associates is grateful to all the vendors and associates who worked as a team to complete the project. We opened up the first floor without having to add any rooms or take space from existing rooms.

Verena Salme of Yellow Bungalow worked with Weidmann as our Interior Design partner. She worked closely with the client on the color palette and custom touches to blend contemporary elements with the overall transitional style. The clients felt their very traditional home didn't reflect their tastes. In addition, the first floor didn't function well. The kitchen was closed off from other living areas of the home. We frequently receive calls from homeowners who are interested in remodeling their home to prepare it for sale. Frequently, the desire to make improvements is accompanied with an expectation that the investment will be recouped in the purchase price. Unfortunately, while improvements are likely to shorten the time that a house remains on the market, there are very few that will increase the sales price dollar for dollar. Indeed, the bigger the project, the more likely the cost of the project will greatly exceed the expected return.

For example, according to Remodeling Magazine’s most recent Cost versus Value Report, the expected return on a major kitchen remodeling project in the Atlanta market is only around 65% of its cost. This is why major projects are usually undertaken by homeowners that plan to stay in the home for an extended period of time and recoup their investment in part from the increased value of their home and the rest from the increased enjoyment of living in it.

Updated Bathrooms Throughout The House

Weidmann & Associates recently completed three bathroom remodels for Dan and Jackie Prucha. The second project in this particular home and the fourth for this client, Weidmann retained Dove Cabinets for the bathroom cabinetry and Ferguson Supply for the plumbing fixtures.

The goal of the remodeling project was to upgrade the function and feel of the guest bath and convert a Jack & Jill bath into two dedicated bathrooms, while taking full advantage of the views behind their home. A Beautiful And Functional Kitchen

Weidmann & Associates recently completed this beautiful kitchen remodeling project and created a space that is far more cohesive with the interior and exterior of the home. Previously living with a kitchen that they didn’t like and was isolated from the main area of the home, Weidmann designed and constructed a kitchen space for Judy and Dan Wolbe that unified the common areas of the home and dramatically changed the connection to the outdoor living space beyond.

The transitional style reflects a sleek, modern, and elegant look, with most of the lighting provided by Design Lighting Group, but using their old dining room light over the new island. With the incorporation of a large window and bank of doors supplied by Atlanta Specialty Millworks and installed along the back wall, the result is a bright atmosphere set off with a mix of painted and stained cabinets, along with a light countertop, called White Macabus from Dal Tile and installed by Atlanta Stone Pros. Sewell Appliances provided the Dacor ovens and the Dacor microwave, while Moda Floors & Interiors completed the hardwood repairs and refinishing.

Vivian Ferland is one of our Lake Oconee clients. She turned to Weidmann & Associates when she wanted a new addition to the back of her home so that she could enjoy views of the lake without getting too hot. She worked closely with Kris Marshall, Weidmann’s Vice President of the Lake Oconee office.

Weidmann added a covered addition to the back of the home. In order to make the new living space flow with the rest of the home, Weidmann created another gabled roof slightly lower than main one on the house. The water now flows from the top and through a new gutter system. At the same time, the addition fits right in with the look of the home.

Another small challenge was making sure that the addition did not obstruct views of the lake from inside the home. So, now when Vivian and her family want to look out at the lake, they can enjoy it from inside in the air-conditioning or outside sitting on the covered porch addition.

Vivian was so pleased with the project and with the level of service from Weidmann, that she called us again when she wanted a new sunroom. A screened in porch, which was not being used was converted into the bright and cozy sunroom. Now, it’s a great place to relax and read or to entertain.

A Gorgeous New Wine Cellar & Spa Bath

This project involved creating a wine cellar on terrace level as well as a complete reinvention of the master bath. The wine cellar has a rustic look the client loves with doors made of Alder. The floor is made up of individual stones, which you have to see in person to appreciate the full impact, beauty, and texture this multi-color material from Renaissance Tile & Bath brings to the space.

The master bath renovation was extensive. Weidmann removed the bath tub and used the space for a new curbless glass shower. Asian statuary marble is used for the shower flooring. The accent wall in the shower adds glamour and beauty to the spa like bathroom.

This beautiful bathroom renovation shows what a little contemporary flair can do to add some excitement to an older home, while creating a very functional space.

The Problem: Our repeat clients Josh and Linda Brener want to remain in their home indefinitely and realized that a master on the main would contribute greatly to that goal.

The Solution: Using an existing first floor bedroom as the starting point, Weidmann built an addition to provide the additional square footage needed to create a suitably sized new master bathroom and closet.

A Few Great Features: The slope roof line maintained consistency with the home. The vaulted ceiling over the bathroom allowed for high windows over the shower. The curbless entry and open shower looks sleek, while also making it easily accessible. A floating wall divides the shower from the vanity space, and a wall of cabinets provides abundant storage.

Lake Oconee Outdoor Living

Lake Oconee resident Vivian Ferland turned to Weidmann & Associates when she wanted more outdoor living space for her home. As you can see from the before photo shown below, Vivian had the perfect space for an outdoor covered deck in the center of the home. The covered portions of the back deck area didn’t give her the view she desired.

The new space allows her to entertain and enjoy the view in a comfortable, luxurious atmosphere. The addition fits seamlessly into the home, and it maintains the gorgeous view from inside the home as well. Weidmann Wins Inaugural NARI Atlanta Client Satisfaction Award

Although there are numerous ways to identify remodeling contractors with positive reviews, how do you identify the one contractor with the highest level of client satisfaction? This was the quest of the Atlanta Chapter of the National Association of the Remodeling Industry (NARI Atlanta) with its inaugural 2016 NARI Atlanta Service Excellence Award. In partnership with GuildQuality, an Atlanta based survey company serving the remodeling industry, NARI Atlanta invited its 80+ contractor members to contend for the award by allowing GuildQuality to contact and survey no less than their last 30 clients. Presented at the conclusion of NARI Atlanta’s Annual Gala on December 13, 2016, GuildQuality’s Will Cronin noted that it was a difficult honor to bestow “when you are working with the best contractors in the business…., but the numbers spoke for themselves and it’s my pleasure to congratulate Weidmann & Associates on winning the 2016 GuildQuality Service Excellence Award.”

During the same award’s ceremony, Weidmann also won “Best Residential Bath $100,000 And Over”.

The library/office, a previously dark room, was incorporated into this project. Following the open feel of the addition, the office is now well light with its own floor to ceiling windows matching woodwork. The new desk and wood treatments integrate perfectly with previously existing cabinetry.

Remodeling 5, 4, and a Door

This home is similar to many other traditional homes in Atlanta. It’s known as a “Five, Four, and a Door” named for the five windows on the second floor and a centered main entry door with two windows on either side. It’s a colonial style home popular for many years in America. Dan Weidmann of Weidmann Remodeling focuses on remodeling this style home in a seminar set for late September hosted by My Sandy Springs Magazine, Atlanta Best Media.

n this home you will not see the typical layout. It used be, once you walk through the front door, you are greeted with a living room on one side and a dining room on the other. Then you would find the family room and kitchen. It’s a fairly standard look all around Dunwoody and Sandy Springs. But, the downside is that you have a lot of unused living space. This home, being the same as many on the street, had the standard one window over the sink in the kitchen, which allowed very little light to come through and into the room. These particular homeowners

to open up and reflow their living space to adapt to their family’s lifestyle. Now, this inviting kitchen is flooded with light and open to friendly gatherings as well as private family dinners.

The Kitchen counters are – Engineered Quartz – Piatra Grey. Atlanta Stone Pro supplied the quartz counter materials. The island is wrapped with a custom walnut counter top, finished like a fine piece of furniture. The flooring was finished with a dark stain to incorporate new flooring with the existing.

A Spa Bath Right At Home

The Weidmann Remodeling process always begins with a deep understanding of the client’s vision for their home. In this case, Dan Weidmann learned the the couple wanted to create a beautiful, luxurious, and comfortable spa-like bath. As you can see in the video, the master bath exudes elegance. But, what you can’t see are all the extras that make this bath a place of relaxation and comfort.

For instance, no more getting up and walking across a cold bathroom floor. Thanks to Speed Heat, the floors are nice and warm even on cold winter mornings. The tub was traded for a luxurious his and her shower by Thermasol. The mirrors are trimmed with LED lighting.

The look which is so clean and light is created with marble throughout. The colors are First Snow, Arctic Gray, and Snow Pine, all provided by Daltile. The plumbing fixtures are by Kohler.

Weidmann takes home two CotY awards

Congratulations goes to Weidmann & Associates, Inc. as they take home two CotY awards at the December gala.

NARI Atlanta, the local chapter of the National Association of the Remodeling Industry, named its 2015 CotY (Contractor of the Year) award winners. The awards were presented at a black-tie gala on Dec. 8. There were 20 categories which showcased residential remodeling projects including new or upgraded baths and kitchens, remodeled home interiors and exteriors, additions, landscape design, remodeled basements and whole-home renovations. The CotY Award is the most prestigious award given by NARI, and signifies the highest professional recognition from industry peers.
